Sarjapur Road, Sarjapura Road, Varthur–Sarjapur Road.
These get used interchangeably and they should not be. Sarjapur Road is the arterial running south-east out of Koramangala. Sarjapura is the town at the far end of it, roughly 18 km beyond the stretch most people mean when they say 'Sarjapur Road'. Sarjapura Road is just a common alternate spelling of the same arterial.
The one that matters most to villa buyers is the fourth name: Varthur–Sarjapur Road, sometimes written Whitefield–Sarjapura Road. This is a separate connecting road running north from the arterial up to Varthur, through Gunjur. It is not the arterial, and it is where most of the corridor's remaining villa land sits.
This matters commercially. Listings that say 'villas on Sarjapur Road' are usually on this connecting road or on interior roads off it, not on the arterial itself — because the arterial frontage went to apartments and retail years ago. If you are comparing projects, establish which road each one is actually on before you compare prices.

Sarjapur Road proper
Apartments, retail and offices. Almost no villa stock, and what exists is older and resale. High convenience, high traffic noise, highest density.
Varthur–Sarjapur Road, via Gunjur
Where most current villa supply is. Still low-rise, still green, and positioned so that both the Whitefield and Sarjapur employment clusters stay reachable. This is the stretch NVT Villas is on.
Off the arterial, towards Dommasandra
Older plotted developments and small gated layouts. Larger plots and lower pricing, with more variable road quality and fewer amenities within walking distance.
Towards Attibele and the Tamil Nadu border
The cheapest land on the corridor and the longest commute. Makes sense as a land play; harder to justify as a daily-commute home while the road network stays as it is.

The case rests on three things: it sits inside the Sarjapur–Whitefield office belt, the metro extension is under construction rather than proposed, and the supply of horizontal land is genuinely finite. The counter-argument is traffic on the arterial road, which road widening has not kept pace with. Buyers who weight the metro and the office belt tend to buy here; buyers who weight present-day road conditions tend to look further north.
