The golden triangle, and why villas here are scarce.
Whitefield, Sarjapur and Varthur form what is often called East Bengaluru's golden triangle — three employment corridors close enough together that a single address can keep all of them within reach. That is unusual in a city where most residential belts serve exactly one job cluster.
It is also why villas in East Bangalore are the hardest to find. The corridor was built out for IT first, and the land that followed went mostly to apartment towers, which fit far more homes onto the same acre. Horizontal land in an expensive belt is a commercially difficult thing to justify, so gated villa layouts here are rarer, smaller, and absorbed faster than in the north or south of the city.
The practical consequence for a buyer: you are not choosing between many villa projects in East Bangalore. You are choosing between a handful, and mostly on location within the triangle rather than on specification.
Whitefield, Varthur, Gunjur, Sarjapur Road
Six pockets, each with a different character and a different commute logic. Most East Bangalore villa searches end in one of them.
Established, dense, well-served
The oldest of the IT suburbs, with the deepest retail, schools and hospitals. Villa stock is mostly older and resale rather than new; new gated layouts are rare because land parcels have been absorbed. Best if you work at ITPB or Bagmane and value amenity density over quiet.
The middle of the triangle
Sits between Whitefield and Sarjapur Road, which is its whole argument — both employment clusters stay reachable. Lower-rise than Whitefield, with lake frontage and more remaining green. Villa projects here are newer and fewer.
Low-density, still green
A pocket of Varthur Hobli on the road linking Varthur to Sarjapur Road. One of the few areas in the corridor still zoned and built low-rise. Closest thing left to horizontal living inside the triangle, and where most new East Bangalore villa supply is now coming up.
Fast-growing, school-dense
The strongest school cluster in the city and quick access to Wipro and the southern tech parks. Heavily developed along the main road, with villa layouts set back into the interior roads. Traffic on the arterial road is the known trade-off.
Further out, more land
The town beyond Sarjapur Road proper. Larger plots and lower pricing, at the cost of a longer run into the ORR job clusters. Suits buyers weighting land size over commute time.
The infrastructure bet
On the Sarjapur–Attibele stretch, and the site of an upcoming metro station that will connect the corridor to the wider network. Currently the least developed of the six, which is precisely the argument for and against it.

It depends which side of the employment triangle you work on. Whitefield and Varthur suit ITPB, Brigade Tech Park and Bagmane; Sarjapur Road and Sarjapura suit Wipro, RGA and the southern tech parks; Gunjur sits between the two, which is why it draws buyers who want to keep both sides reachable. If your career could move between employers in the next decade, the middle of the triangle is the safer bet.
Land. The eastern corridor was developed for IT first and housing second, so most remaining parcels large enough for a gated villa layout have already been absorbed by apartment towers, which extract more homes per acre. Villas need horizontal land in a belt where land is the scarcest and most expensive in the city, which is why new villa projects here come up rarely and sell through faster than apartments.
From the Gunjur stretch of Varthur–Sarjapur Road: Wipro Sarjapur is about 14 minutes, Sigma Soft Tech Park about 24, Microsoft about 30, Brigade Tech Park and Cessna Business Park about 38, Prestige Tech Park about 39, and ITPB and Embassy TechVillage about 41. The Outer Ring Road is roughly 30 minutes and Electronic City about 40. Times are approximate and vary with traffic.
It has the densest cluster of international schools in the city. From the Varthur–Gunjur stretch, Global Indian International School is about 4 minutes, Greenwood High International School about 5, and United World Academy, Oakridge International and TISB about 6. Inventure Academy and TCIS Whitefield are about 7. That matters more than it sounds — a short school run gives a child back an hour or more every day.
If you work in the eastern corridor, usually yes, because the premium is buying down your commute and buying into the most liquid resale market in the city. If you work in Electronic City or the north, you are paying for an IT corridor you do not use, and the southern or northern belts will give you considerably more land for the same money.
